I would grade this deal as a solid B and offer a 6% cap because it’s not corporate Taco Bell and is in not the hard corner. Plus, I don’t usually go after towns with less than 100,000 population. I never look at deals with less than 20,000 cars per day fyi. https://www.tacobell.com
