Nothing I can’t find a problem without a much deeper dive. Great annual increases close to 3%, not 15%, every five years but annually, that’s rare these days for sure. The traffic is over 55,000 cars per day, which is above average for any market, and a great going-in cap rate of 6.7% on asking price. This is a ground lease, so no depreciation fyi-ask you CPA about what happens at the end of the lease with the potential deprecation.
I grade this deal a solid B+ to A- and would pay the asking price if you’re running out of time in your exchange. It doesn’t hurt to write offers below asking, but in this case, I would go in with both guns blazing a grab it!
