Why is this TopGolf NNN in Lafayette LA priced low? | Is this a “Hole in 1” or a sand trap!? ************************************************************************************************************ TopGolf is a great company and an amazingly fun place to visit. The concept has tremendous potential, and their real estate department is top notch! I tried to present a few deals to them over the years, but nothing ever really took aside from a potential site in Downtown Los Angeles some years ago. They were on it like white on rice, but I simply couldn’t deliver enough land. This site in LaFayette is interesting and I’m sure a lot of thought went into planning this location. The issue with this deal is the creative land lease they entered into with the government to secure the land and the effective caprate they are attributing to the deal without land. As long as the IRS is good with allowing the options to make up the minimum 30 years required for a 1031 exchange, you’re good to go, otherwise it will not pass the test. Please consult your CPA on this matter before you waste time on the deal, otherwise this is a good investment in my eyes. https://www.topgolf.com
I would grade this deal a solid B+ to A- only because of the land lease and the trade area and would try of get the deal closer to an 8.5% cap rate.
