Finding a vacant deal is always an interesting experience, there is trepidation unless you know right off the bat who would be the perfect tenant. I this case in North Carolina, I think this is a perfect location for Steak N Shake, but you never know. This is where going to ICSC comes into play. I’ve been going to the show in Las Vegas since 1989 and have established relationships with most of the national retailers and have an edge on this more than most.

This deal in North Carolina is priced WAY too high! I would offer much less than what they are asking. I would grade the deal a B-
