I came across this Mc’ D’s ground lease in Texas and had to put it on the channel because it’s a clean deal with one of the best QSR’s on the planet! Mc’ D’s is one of my all-time favorite brands and if you’re lucky enough to get a franchise area you are almost guaranteed to make a fortune. Having said that, you have to understand that because of that status they are able to command deals from developers unlike any other tenant. This deal in Texas is an example. The rent is really low and that’s just how Mc D’s rolls. I grade this deal an A- because it’s a mid-block deal and would try and get it for a 4.25 cap with the Take 5 oil change at 6%
