The tenant “Darden” is an enormous company that is BBB rated by S&P and has many restaurant concepts it operates around the world. I like this company very much and know they have a great real estate department that would not be building new deals like this unless there was a major study that was presented to its board of directors. I am certain they wanted to be at this location for a good reason probably having to do with Wright Patterson and the Hampton Inn behind it. I would grade this deal a B+ and would offer a 6% cap rate to lock in a good cash flow deal for a 1031 exchange.
