didn’t take long to find this killer deal in Florida. This Meineke Muffler sale-lease back looks promising for the right price. The lot is a bit small and cost per sq ft a bit high, but the location is AAA! My concerns are always with tenants doing sale lease-back deals because it means they are using their real estate equity to expand their business model. This is not corporate credit, but the risk reward ratio is pretty solid. The lot is too small to redevelop and there is a pretty big premium for the lease. In other words, the lease premium is over $1m and if they left the location, you would be in a bad spot valuation wise. I like buying deals where you actually hope the tenant leaves and unlock the real land value. In this case you want the tenant to stay and thrive and pay you every month like clockwork and this location will make that a reality. Because of these factors and taking into account that you could potentially buy the adjoining lots and create some assemblage for long term potential; I would value this deal at a 7%.
